Downtown Jebel Ali properties

Downtown Jebel Ali properties

Downtown Jebel Ali will at once be a self-sustaining community and also integrated seamlessly with the rest of Dubai through a rich transport system, unrivalled in the region – a truly integrated community.
It is a development made even more impressive by the constraints of its physical area – eleven kilometres long by three hundred fifty metres wide and covering over two hundred hectares.
.
Downtown Jebel Ali is made up of four quarters. Within each one, there are three distinctive districts: a modern, buzzing Urban Centre, with its huge variety of cafes, restaurants and entertainment facilities; a cool, shady Trellis District where people can walk in comfort all year round and children can play in safety; and a Medina, with its maze of pedestrianised alleyways and relaxed atmosphere.

Vision
At the heart of Downtown Jebel Ali is a fundamental need for balance - between work and leisure, family and friends, familiar and new. This is why Downtown Jebel Ali offers such a rich diversity of urban space and experience. A revolutionary new transport network delivers efficiency and choice, allowing people to walk in safety and comfort. Downtown Jebel Ali is committed to sustainability and making the right choices today for the generations to come tomorrow.
As important as the buildings within Downtown Jebel Ali will be the spaces between them. A network of plazas, arcades, parks and gardens will connect commercial, retail and residential areas, bringing people together as part of a genuine community.

New Destination
Stretching for 11 kilometres beside Sheikh Zayed Road and covering over 200 hectares, Downtown Jebel Ali will be at the heart of the most dynamic and strategically significant region of Dubai. Located between the Jebel Ali Free Zone Area and Techno Park with their wealth of commercial, employment and educational opportunities, Downtown Jebel Ali will also offer easy access to Dubai Waterfront, the Port of Dubai and the new International Airport.

The Transport and Reveloution
Nowhere else in the region will offer a transport system as rich, convenient or intelligent as Downtown Jebel Ali. Four new freeway intersections will facilitate easy access by car, and centrally located in each of the four zones will be a Dubai Metro station. While the Metro will carry people effortlessly between each zone and other parts of Dubai, a state of the art internal people mover system will provide an environmentally-friendly, practical and comfortable way of moving throughout Downtown Jebel Ali.
The movement of cars will be intelligently controlled to enhance efficiency and reduce congestion. The creation of pedestrianised areas will deliver safer, cleaner environments for families and children.

Master Plan
With more than 300 buildings, Downtown Jebel Ali will consist of four quarters - East Quarter, East Central, West Central and West Quarter. Each will have a full range of transport options for easy access to and from the development. Its clever design includes ample space in between buildings, with pedestrianised, congestion-free areas. Each quarter provides a complete range of services for the businesses, residents and retailers who will make Downtown Jebel Ali their home.

Dubai Palm Island

Dubai Palm Island

Dubai launches giant palm tree resort island

Dubai has unveiled plans for a palm tree-shaped resort island on land reclaimed from the sea that will add 120 kilometres of sandy beaches and be visible from the moon.

"Palm Island" will include 2,000 villas, up to 40 luxury hotels, shopping complexes, cinemas and the Middle East's first marine park, said Sultan bin Sulayem, chairman of Dubai Palm Developers.

The island will be built in the shape of 17 huge fronds surrounded by 12 kilometres (7.5 miles) of protective barrier reefs, extending five kilometres (three miles) into the sea south of Dubai city.

"The project has taken four years of methodical planning and exhaustive feasibility studies to ensure that the islands can be built without disrupting the environment," Sulayem said.

They will be accessible by 300-metre (990-feet) bridges from the mainland or boat to two marinas, while the main causeway will also have a monorail system.

The project will be built on 80 million cubic metres (2.8 billion cubic feet) of land dredged from the approach channel to the emirate's Jebel Ali port, an operation that will deepen the channel to 17 metres (56 feet).

Khalid bin Sulayem, head of Dubai's tourism board, said the project would elevate Dubai "from regional players to leaders in tourism development who focus on modernising and expanding tourism infrastructure to attract more tourists."

Property on the islands, expected to take up to four years to complete, will be for sale to foreigners as well as Emiratis. Sulayem did not put on a figure on the project cost.

A consultant with Palm Developers told AFP at Dubai's Arabian Travel Market that the contract for the project was expected to be awarded next week and construction take up to five years.
With its oil resources running out, Dubai, part of the United Arab Emirates (UAE), has launched a multi-billion dollar tourism drive in an effort to establish itself as the Gulf's leisure hub.

The local Abdullah al-Futtaim Group last month launched Dubai Festival City, a project to develop a four-kilometre-long (2.5-mile-long) stretch of the emirate's southern creekside at a cost of 1.6 billion dollars.
And a 10-billion dollar project to build a new city called Dubai Marina is already well underway. It is to house 100,000 people around a huge water basin within a decade.

Dubai Festival City

Dubai Festival City

The centrepiece of the region’s most prestigious urban development to date, Burj Dubai represents the apogee of lifestyle distinction, which will be a powerful tourist magnet that will catapult Dubai into the global limelight.

Encompassing the magnificence of the Burj Dubai, the splendour of The Dubai Mall, the charm of The Old Town and the living refinement of The Residences all in close proximity, this “city within a city” will be the leading model for world class lifestyles in the 22nd century.

The Dubai Mall
This light vibrant space will be the largest mall on the planet, as extraordinary in scale as it is in design. With an impressive array of leisure pursuits, including a world-class aquarium, fashion show arena, gold souq and ice rink. The Mall will revolutionize the modern shopping experience.

The Old Town
The Old Town is a thriving low-rise neighbourhood with heart and soul. Peppered with bustling market squares
and meandering alleyways, this village within the city will reveal flavours of vibrant Arabic design.

The Residences

Burj Dubai

Burj Dubai

The Tower, Monument, Jewel, Icon, Burj Dubai will be known by many names. But only a privileged group of people will call it home. There are a select few who possess the vision, resources, and the opportunity to live in the world’s tallest building. If you have that opportunity, you are assured not just unparalleled luxury, but a place in history. And in Dubai’s future.

Burj Dubai reflects not only the unique desert light, but the unique culture and environment of Dubai.
In every part of the world, the most enduring buildings are those that learn from the surrounding culture, geography and natural history. No stranger to Middle Eastern design, Adrian Smith incorporated patterns from traditional Islamic architecture into Burj Dubai. But above all, he drew inspiration from a flower. The Hymenocallis is a plant that is widely cultivated in Dubai, in India and throughout this region. The flower’s harmonious structure is one of the organizing principles in the tower’s design.

The best materials. The finest architecture. The work of the most sought-after designers. One of the pleasures of life at Burj Dubai is constantly discovering new examples of this guiding philosophy.
It is a simple principle, but one that is extremely difficult to achieve: to set a new world standard for quality. It requires attention to every detail – both the ones that people encounter daily and the ones few will ever see. It means using the world’s finest concrete and steel to quietly support the world’s most luxurious surfaces. It means finding the right structural engineers to maximize window area, and then the top designers who will do magic with the extra light.

Go to the world’s finest restaurants. By elevator. Discover the quietest corner of downtown. Inside your living room.Photograph the breathtaking migration of peregrine falcons. At your feet, the world of commerce, cuisine, and entertainment. Above your head, the sky, serenity. Home. The global financial center that others fly to is just a step away. So is the world’s premier shopping destination, The Dubai Mall. Meanwhile, a number of the most coveted international chefs and designers are at work on their latest creations – all at your address.

Haven. Retreat. Oasis. When you close your luxurious front door, Burj Dubai ceases to be a global monument – and becomes a personal one.At Burj Dubai, luxury is built in. This starts with the 3-wing plan that maximizes the amount of exterior window area, and thus natural light, without compromising privacy. Individual. Custom. Unique.

The homes at Burj Dubai are designed so that owners can easily express their own tastes and preferences. Living in the world’s tallest building poses a fascinating creative challenge – how to decorate a home that includes one of the most spectacular views in the world. To simplify matters, Burj Dubai has retained the services of several highly prized interior designers. If you choose, they’ll assist you in defining sky living for yourself.

The 2003 Motor Show will showcase the latest in the global automobile industry, featuring passenger cars, off road vehicles, concept cars, sports cars and motorcycles from a host of international manufacturers.

It also attracted a large number of overseas visitors from Europe and the neighbouring region, including Iran and the Indian Subcontinent.
"The visitor turnout exceeded our expectations and the exhibitor feedback indicates that most of our exhibitors had a successful show and have committed to return to the show in 2003," said Ibrahim Al Hashemi, Corporate Manager - Exhibitions, DWTC.

Sheikh Saeed Al Maktoum House

Sheikh Saeed Al Maktoum House

This imposing building distinguished by its four elegant wind-towers, stands along the famous Creek of Bur Dubai. It was built in 1896 and was the residence of the Ruler. It takes its name from Shaikh Saeed Al Maktoum, who resided there until his death in 1958.

Originally strategically situated at the mouth of Dubai's lifeline, the Creek, this carefully restored museum now lies close to the Bur Dubai side of the Shindagha Tunnel and next to the Heritage and Diving Village.

Shaikh Saeed House is built in the traditional manner of the Gulf Coast, from coral covered in lime and plaster. The house has a large courtyard in the style of residences of the olden days. It is partly single, and partly two-storied, comprising a large number of rooms, verandas and bath rooms, divided into independent family units.

There are two entrances to the building. The main entrance is from the Creek side, through a security yard, from where is the entrance to the main majlis and guest rooms. The yard leads also to the main courtyard, around which are distributed five separate family units, each of which consists of a veranda, majlis and rooms. The second entrance is on the rear side of the building, and was probably reserved for family members.

Dubai Municipality appointed a specialized Consultant to carry out a thorough survey of the building and its deterioration, and then plan its restoration. The work was commenced in 1984, and completed two years later using traditional building materials and techniques, and where necessary, strengthening the structure with modern materials.

Infinite care was taken in the restoration of the architectural elements of the building. The restoration is remarkable for its carved teak wood doors and windows, architraves and wooden lattice screens, and the balustrades of railings. The pierced gypsum ventilating screens have floral and geometric designs, and are set into the thick walls.

The House is now converted into a Museum of Historical Photographs and Documents of the Emirate of Dubai and illuminated at night with flood-lights; it stands as a reminder of Dubai's rich architectural heritage and culture.

Dubai Jewellery

Dubai Jewellery

Dubai has evolved as a significant jewellery manufacturer as well as wholesaling substantial quantities of jewellery from Italy, Malaysia, Indonesia and South Korea. Italy alone exports around 25 tonnes (0.8 million oz) of gold as jewellery to Dubai annually. Saudi Arabian manufacturers have also established outlets in Dubai. Factories in Dubai and the neighbouring emirate of Sharjah produce around 49 tonnes (1.6 million oz) of gold jewellery annually.

The essence of jewellery marketing in Dubai is high volume and low mark-up. With no sales tax, it is one of the cheapest places to buy jewellery. Indeed, Dubai calls itself 'City of Gold'. The 400 gold shops in its souks and shopping malls have 9.3 tonnes (0.3 m oz) on display in 18, 21, 22 and 24 carat gold, often with jewellery, coins and small bars.

The amount of gold jewellery consumed locally in the UAE stands at around 41 tonnes (1.3 m oz). Retail sales, however, are far higher because of the very large number of purchases made by tourists. A major surge in consumption occurs every March with the Dubai Shopping Festival which actively promotes gold. During the March 2001 festival, it is estimated that over 9 tonnes (0.3 m oz) of gold jewellery was sold.

The Dubai Gold & Silver Jewellery Group, an association of local manufacturers, wholesalers and retailers, is active in promotion.

Dubai International Airport

Dubai International Airport

Dubai International Airport is considered the Middle East’s premier and busiest airport. In 2001, despite the impact of global events, it registered a 10% growth in passengers throughput which totaled 13.5 million. The ACI traffic statistics have ranked Dubai International Airport as one of the fastest growing airport in the world.

Anticipating the travel demands of the 21st century, the Dubai Department of Civil Aviation commenced a US$540 million expansion program in 1997 which was completed with the opening of the Sheikh Rashid Terminal in 2000. Dubai International Airport at present has the capacity to handle 22 million passengers annually.
However, according to projections, 30 million passengers are expected to use Dubai International Airport by 2010. With these figures in mind, the Department of Civil Aviation is set to begin the 2nd phase of expansion costing US$ 2.5 bn in the first quarter of 2002 to be completed by 2006. This phase will include Terminal 3, Concourse 2 and Concourse 3. (For details check Future Plan).

Dubai Gold and Diamond Park

Dubai Gold and Diamond Park

The three-storey development, which makes up Phase One of the park, is already fully let, with 118 manufacturers and thirty retailers operating there. As the park is an extension of the Jebel Ali Free Zone, the manufactures and retailers are able to benefit from lower operating costs, and in turn this gives the opportunity to compete in international markets.
The exterior of the park reflects the Arabic architectural heritage of the region, while inside it is spacious, cool, clean and comfortable.

The shops are arranged around a central square where an open-plan French Connection coffee shop gives you the opportunity to sit and soak up the atmosphere. There are well appointed bathrooms, traditional display cabinets, and a museum giving the history of the Emirates heritage in producing quality jewellery products.

The park has attracted leading jewellery manufacturers from around the world, and all manufacturing units to supply gold and diamond jewellery to the shops.

It is not just yellow and white gold that is available here, as Prestige Palace at the park brings purple gold to the Middle East for the first time.

Pinctada Pearls can also be found located close to the coffee shop, and their smart premises allow them to showcase their exquisite pearls. You can view black pearls from Tahiti, and pinky white and creamy white Australian South Sea pearls. Pinctada only stock salt-water pearls, which are of a much superior quality and have a thicker nacre coating.

Because of its superb location at the intersection of the Sheikh Zayed Road, the park will prove to be popular not only to nationals and expats, but also to the tourist trade. All the beach hotel visitors will be able to reach the park easily and quickly, and ample parking spaces re available. The park will enable people to see how jewellery is history of the Emirates.

With its own special hallmark on the jewellery made here, the park can ensure the quality and originality of its products to its customers.

This is just the first phase of the Gold and Diamond Park, whose facilities on completion will make it one of the worlds principle centers for the manufacture of gold and diamond jewellery of the highest international quality.
